Going in lower based on self-performing competitors (CBRE, JLL, etc.). Jason's comment was to not go in too low because those competitors are subbing out snow and land. Sondra brought up they'll be cheaper for interior. $12MM is the number of contractual and an estimate on NR work for the locations we want to target. Material markup for trifecta trades is currently listed at 18%. They are not asking us to define it in the RFP. Sondra does not think it would be valuable to define it. Sondra thinks wait for the interview before bringing up material markup. Need to gather a list of additional topics we want to discuss in the interview. "Using our technology, the tools are in there to support and prioritize your green initiatives." We need to capture this info from our providers in a near future state. We want to show AWS a Snow Map for a REIT property in our presentation that we could execute for them if awarded. Field team to send one over. We're bidding snow 3 different ways to let them choose. His OR site will most likely will be T&M unless up near the border near WA. This one is on the Eastern side that does not receive a lot of snow. Santa Clara for snow we'll do T&M. Seasonal would not make sense for either of these. Salem or Eugene Oregon would be good comparable markets. We should focus on ice management for these. Dan suggested T&M for these. Looking at minimum of hourly rates. $150 on the plow/equipment. $130 for bag salting. $65 on sidewalks. Lowered efficiency rating from 60K to 40K. Number of saltings will be the big thing here.
