12-19-2022 Decision       on land we manually adjusted sites to fit. John originally wanted anything over 650 to be adjusted to 650 and anything between 650 and 450 to 450
12-19-2022 Decision       John adjusted his region down 15% for sweeps over 180, some sweeps that were at 150 were adjusted down 15% as well
12-13-2022 Pricing Strategy LandLot     Bruce and Scott have agreed to adjust margin by 5% on sites where we are yellow, and 10% on sites where we are red to have a better chance to retain business
12-13-2022 Pricing Strategy Land 12-13-2022   Jason and Scott agreed on changes to margin of 5% for sites where we received feedback as yellow, and 8% on sites where we have received feedback where we are red
11-23-2022 Decision       Typical submittal margin is around 18%.
RAM sites- higher margin because we struggle to find sweepers- 33%
Leave incumbent at 24% move non incumbent up to 28%
Cap increase in price to 50% from stores that were losing or below margin

11-21-2022 Meeting       Dan Shafer
- CA no start up or shut down for irrigation
- WA $150-225 for start- up and shut down
- Monitoring: $125 across the board
- non mow visits- 2 hours (pends on sq footage of the site)
- Check with Mark Grant on Tru green program from Kroger regarding pest control- Dan
- Per visit minimum - $80
- Match any incumbent pricing across all 3 states

LOT SWEEP
- Minimum of $60 provider cost/ sweep
- Porter rate $42

11-21-2022 SOW       Landscape:
- Inspection/ observation
- Turf management
- Tuf Ferts
- Weed control
- Pest Control (Tier 1)
- Mulch application (2")
- Dead or missing plant materials
- Tree and shrub pruning (includes palms)
- Tree and shrub fertilization
- Spring Clean- UP (Tier 1 and 2)
- Irrigation mgmt (weather trak/ hydropoint)

11-21-2022 Meeting       Ashley T.
- 8 down to 6 prunes for LA, TX
- Turf ferts 4 to 3 in TX
- minimum's $75 across the board to get on site
- No start-up or shut down unless there is a freeze
- Monitoring for TX, flat rate $100-$115 across the board
- NEED AERIATION PRICING
- Spring and fall clean ups cut in half to 5- typically do not do them in TX
- Ashley going to sky spec 2 sites in Mt pleasant and Ft worth to confirm pricing- thinking pest control could be driving up the price for Tier 1 sites- brought down to 35 cents and cut price in half

 LOT SWEEP
- $85-$90 per sweep is minimum (current incumbent pricing is too low)
- Porter rate $35 at 3X per week is confirmed

11-21-2022 Decision       Bruce sites:
- 6 to 2 ferts,
- 6 to 2 prunes (spring and fall)
- $110 start up/ $150 shut down/ $110 monitoring (flat rate)

11-21-2022 Decision       Keep fire ant cost very minimal- should be part of pest control. (Bruce and Scott) Expect turf provider to take care of this.
11-21-2022 Action       Bruce can get seasonal cost for pest control
11-21-2022 Risk       concerns on how we price a removal of over 36'
11-21-2022 General Note
Bruce's team removed all the fertilization in pricing for Mid year because they believe they can get away with two and want to look lower on pricing

Aeration/overseeding is being priced by True Green

11-09-2022 Meeting       Key dates and deadlines
    - Submit by 11:59PM 11/27
    - Get submitted by Wednesday 11/23 (before Thanksgiving)
? Potentially look at getting coaching?
    - Commencement of work 2/1/23
? Scott thinks it will push to March due to lack of time
    - How many rounds? Probably one because of lack of time
Questions due by Thursday 11/10

11-09-2022 General Note       Strategy
    - Need more clarification on what states we want to go after the most
    - How will client award the business?
        ? Awarding site by site
    - Putting extra emphasis on going in and checking in with stores during inspections
    - Complete inspection every 30 days and add to last wo of the month
We already do this anyways

11-09-2022 SOW       SOW discussion and highlights
    - Scott sending out brief overview of SOW
? Every store required to have a monthly wet check- very clear in SOW
    - Description on mid-season clean up- send to Jason and group
        ? In SOW
    - Aeriation and overseeding on fall clean up doesn’t make sense and will price us out of the bid.
? Tier 1 sites only for aeriation/ overseeding 123/1800 stores
    - No column for remediation, where can we include in the bid? Spring clean- up?
    - Mulch under cubic feet should be cubic yards
Check site In GA

11-09-2022 Action       ACTION items:
    - Field to have specs verified by Friday
    - Pull into pricing model next week/ early next week
    - Set up time with field end of next week
        ? m,t , w strategize with Lowe's team
    - Scott send incumbent numbers
    - Pull in prior to bids or comparison accounts
? Compare apples to apples and not season total
Clint set up meetings with field next Friday

09-22-2022 Meeting       Met with Scott and Vince- discussed ongoing expectations on when an RFP will drop. Lowe's is forgoing the second year of DMG contract.
09-22-2022 General Note       scott anticipating RFP drop in the next 30 days. Still hasn't received confirmation from contact.
09-22-2022 General Note       Original contract is all inclusive, now they want to separate everything out- Scott
09-22-2022 Key Assumption       Separating work out because a lot of providers are not going out and doing the work. There will be separate WO's for each trade.
09-22-2022 Risk       Mulch was a big issue because RAMs or DM's didnt spec the property correctly- RAM areas scare Scott the most if we bid those locations. We are only there every 90 days.

09-22-2022 Action       PI team re spec these sites to make sure they are correct, then have field team verify.
09-22-2022 Risk       pay for performance and admin fees for missed work or unsatisfactory work -$250 on future work orders if the incomplete work isn't closed out

Answer
Action to What We Learned

03-03-2023 11:26 AM Internal Feedback- Field For future RFP's we need to prevent the field from cutting corners. We lost business based off performance and providers not completing work per the scope. Some of this is due to the field trying to stay competive on pricing.
03-03-2023 11:26 AM Internal Feedback- Field We need eyes on sites that are not under contract to be more prepared to price for the next RFP. Need to be held accountable for specs that are in the system.

03-03-2023 11:26 AM Client Feedback Lost portion of the bid due to failures. Client wants to give us time to get our process back in order and we will pick up failures along the way.

03-03-2023 11:26 AM Client Feedback Price was not much of a decision maker.
03-03-2023 11:26 AM Client Tripled their provider count by almost 3X. Think this will be an issue moving forward as the Lowe's procurement team will have problems keeping work orders in order.

When you bring additional fields into a conversion, Quickbase often finds inconsistencies. For example, say you're converting your Companies column into its own table. One company, Acme Corporation, has offices in New York, Dallas and Portland. So, when you add the City column to the conversion, Quickbase finds three different locations for Acme. A single value in the column you're converting can only match one value in any additional field. Quickbase needs you to clean up the extra cities before it can create your new table. To do so, you have one of two choices:

  • If you want to create three separate Acme records (Acme-New York, Acme-Dallas and Acme-Portland) click the Conform link at the top of the column.
  • If the dissimilar entries are mistakes (say Acme only has one office in New York and the other locations are data-entry errors) go back into your table and correct the inconsistencies—in this case, changing all locations to New York. Then try the conversion again.
